A Notary Public must be impartial or unbiased to the documents being notarized. Section 117.107(12), of the Florida Statutes, provides that you may not be the notary for a transaction in which you have a financial interest or to which you are a party.

A 3rd party independent contractor Notary Public eliminates a lot of liability for the lender. Banks, credit unions and even hospitals no longer provide notary service due to liability. Hospitals and nursing home nurses won’t even sign as a witness due to liability.
